Holding Real Estate Title

In Costa Rica the purchaser holds outright legal Title to their real estate endeavor 100% unlike in other Central American countries including Mexico to where you just have a lease agreement and or the local government can strip you of your investment (s). Real property is held with the following instruments;

Escritura….A Warranty Deed
Derecho ….A Quit Claim Deed (Not recommended due to the fact there are issues with the property at the local municipality as unable to issue a Warranty Deed)
Concession….This is a Land Title Deed issued to the purchaser but will have protected wildlife areas that cannot be developed such as beach front or protected mangroves to where the Costa Rican government leases for a specific period of time usually 20 years a time as long as you don’t violate the green zoning laws.
