The Costa Rican national banks along with the private banks both have a laundry list of requirements for legal residents (non-citizens) as well as its citizens living in Costa Rica in order to secure a mortgage. These requirements are a variety of different documents from your country of origin but with a limited life span, if the loan isn’t approved within the time frame you will need to start this process over again unfortunately. The non-resident meaning your average North American cannot get a mortgage for a vacation home or primary residence unless you pay cash. This makes it very difficult for your retirees and other demographic working with a limited income that would like to purchase real estate and relocate in Costa Rica.
